What we handle

Removal, skim coat and repaint, handled as one job

Popcorn ceiling removal is only a third of the work. After the texture comes off, the ceiling underneath almost always needs repair and a skim coat before it looks right. We treat popcorn ceiling removal, finishing and painting as a single project, so you are not left with a scraped ceiling and a separate painter to find. For costs and the step by step, see our guide to removing popcorn ceiling.

What a popcorn ceiling job with us includes

We start by asking when the house was built. Ceilings in homes from before the mid-1980s should be tested for asbestos before anyone scrapes them, and we will tell you plainly if yours needs a test first. For other textured surfaces and wallpaper, see our texture and wallpaper removal service, which uses the same careful prep and protection.

  • A check on the age of the home and whether an asbestos test is needed
  • Full room protection with plastic on floors and walls
  • Removal of the popcorn texture, room by room
  • Repairs, a smooth skim coat or a new knockdown or orange peel texture
  • Primer and two coats of flat ceiling paint, then cleanup

Smooth ceilings

A full skim coat and careful sanding for a flat, modern ceiling. Smooth finishes show every flaw under recessed lights and window light, so we build them up in thin coats until the surface reads as one plane.

New textures

If you would rather keep some texture, knockdown and orange peel both hide small flaws and look far less dated than popcorn. We match the texture to the style of the house and to any neighboring rooms.

Ceiling drywall repair

Ceiling drywall repair is part of almost every removal job. Nail pops, loose tape, water stains and gouges are fixed before the finish goes on, so old problems do not show through the new ceiling.

Cracked ceiling repair

Cracks are cut back, retaped and finished to match. If a crack keeps returning, it can point to movement in the framing, and we will tell you if it needs a closer look before we finish over it.

Accent ceiling painting

Flat white is the default, but a painted ceiling in a soft color can warm up a bedroom or give a dining room some drama. We use flat ceiling paint in two coats either way.

Walls and wallpaper too

While the room is protected, it is often worth updating the walls in the same visit. Texture removal on walls and wallpaper removal use the same prep and protection as a ceiling job.

Water stains and damaged areas

A brown stain means moisture has reached the ceiling at some point. We confirm the source of the leak has been fixed before repairing, then seal the stain with a stain-blocking primer so it does not bleed through the new finish.

Whole-house scheduling

Doing several rooms? We schedule them one after another so you can keep living in the house, and we keep each room sealed while it is being worked on, so dust does not travel.

The basics

What is a popcorn ceiling?

A popcorn ceiling is a sprayed-on ceiling texture with a bumpy, cottage-cheese look, also called an acoustic, stipple or stucco ceiling. It was common in American homes from roughly the 1950s through the 1980s because it was quick to apply, hid drywall flaws and dampened some sound.

The bumps come from small particles, such as vermiculite or polystyrene, mixed into a binder and sprayed onto the ceiling. Knockdown and orange peel are also sprayed textures, but they are flatter and finer, which is why they are a common choice when a ceiling is re-textured after the popcorn comes off.

Why homeowners remove popcorn ceilings

  • The look is dated next to smooth or lightly textured ceilings.
  • The bumps collect dust and cobwebs and are difficult to clean.
  • Repairs are hard to hide, because matching an existing popcorn patch is tricky.
  • In older homes the texture may contain asbestos, which makes testing the first step before any removal.
Your options

Popcorn ceiling removal vs. other options

The main options for a popcorn ceiling are to scrape it and repaint, scrape it and skim coat for a smooth finish, scrape it and apply a new texture, cover it, or paint over it. The right choice depends on whether the texture contains asbestos, the condition of the ceiling underneath, and the look you want.

Popcorn ceiling options compared: what each involves, when it fits and the main trade-off
Option What it involves Best when Main trade-off
Scrape, repair and paint The texture is wet and scraped off, the surface is repaired, then primed and painted. The ceiling underneath is in good shape and a basic finish is fine. Flaws in the drywall stay visible, especially in strong side light.
Scrape and skim coat After scraping, a thin coat of joint compound goes over the entire surface, then sanding, primer and paint. You want a smooth, modern ceiling, or you plan to use flat paint. More steps, and drying time between coats.
Scrape and re-texture The texture is removed and repairs are made, then knockdown or orange peel is applied. You like some texture, or want to hide small flaws. Not as flat or as modern-looking as a skim-coated ceiling.
Cover it New drywall, planks or tiles are installed over the popcorn. You do not want to remove it, or a test found asbestos. Fastening through suspect texture can disturb it, so check with an accredited professional first.
Paint over it The existing texture is painted as it is. The texture is stable and not flaking or shedding. The look stays dated, and paint seals the texture, which makes later removal slower.

Friends Enterprises handles the scrape, skim coat and re-texture options, along with the paint that finishes them. If a test finds asbestos, we will go over the alternatives with you before any work starts.

Safety first

Do you need an asbestos test before popcorn ceiling removal?

Yes, if the home was built before the mid-1980s or you are unsure how old the ceiling texture is. The EPA banned spray-applied asbestos surfacing materials in 1978, but suppliers could still sell existing stock, so ceilings textured into the 1980s may contain it. Have a sample tested by an accredited lab before anything is scraped.

Asbestos testing decision guide for popcorn ceiling removal If the home was built before the mid-1980s or the ceiling age is unknown, have a small sample tested by an accredited lab before scraping. If no asbestos is found, removal can go ahead. If asbestos is found, do not scrape or sand: leave it undisturbed or use an NC-accredited asbestos professional. Newer, original ceilings are lower likelihood, but test if unsure. Was the home built before the mid-1980s, or is the age of the ceiling unknown? No Lower likelihood. Test if age is unsure. Yes or not sure Have a small sample tested by an accredited lab before anything is scraped No asbestos found Removal, skim coat or new texture, and paint can go ahead. Asbestos found Do not scrape or sand. Leave it undisturbed, or use an NC-accredited asbestos professional. Based on EPA asbestos ban history and North Carolina Health Hazards Control Unit guidance.

When was the ceiling texture installed?

Asbestos likelihood in popcorn ceilings by age of the texture, and what to do
Age of the texture Asbestos likelihood What to do
Before 1978 Higher. Spray-applied asbestos surfacing, including decorative texture, was still legal. Test a sample before any scraping, sanding or drilling.
1978 to the mid-1980s Still possible. The 1978 EPA ban covered spray-applied surfacing, but existing stock could still be used. Test a sample before the ceiling is disturbed.
Late 1980s and newer Lower. The age of the texture matters more than the age of the house, since ceilings are sometimes re-textured or patched later. If you cannot confirm when the texture went on, test to be safe.

In North Carolina, the state's Health Hazards Control Unit lists textured ceilings among the building products that can contain asbestos. It recommends that suspect materials be sampled by an NC-accredited asbestos inspector and sent to an accredited lab, and that anyone hiring an asbestos contractor check that the contractor is accredited. State rules let homeowners work on their own homes without testing or permits, but the Unit strongly encourages testing first. You can find NC-accredited asbestos professionals through the state, read the Asbestos Hazard Management Program overview, or see the EPA's asbestos information.

If a test comes back positive, we stop and go over your options with you before anything is scraped.

Planning the job

What affects the cost of popcorn ceiling removal?

The cost of popcorn ceiling removal depends mainly on the size of the ceiling, whether the texture has been painted, what the surface underneath needs, and the finish you choose. That is why we give a fixed written quote after seeing the ceiling, so you know the full cost up front.

Factors that change the cost of popcorn ceiling removal and why each one matters
Cost factor Why it matters
Ceiling size and number of rooms More surface means more to protect, scrape, finish and paint. Multiple rooms are scheduled one after another.
Painted or unpainted texture Paint seals the texture and stops water from softening it, so painted popcorn takes longer to remove.
Asbestos test result A negative result lets removal go ahead. A positive result changes who can do the work and how.
Condition of the ceiling underneath Nail pops, cracks, loose tape, stains and gouges are repaired before any finish goes on.
Finish you choose A full skim coat for a smooth ceiling involves more steps than repainting or applying a new texture.
Ceiling height and room layout High or vaulted ceilings need more setup and access, and fixtures, fans and vents have to be removed or protected.
How we work

How popcorn ceiling removal works with us

Each room follows the same order, so the job is predictable and the mess stays contained.

1

Check and test

We confirm the age of the home and recommend an asbestos test for ceilings in homes built before the mid-1980s, before any scraping starts.

2

Protect

Plastic goes on floors and up the walls, vents are covered and closed off, and light fixtures and fans are removed or protected.

3

Remove and finish

We soak and scrape the texture in small sections, repair the surface underneath, then skim coat smooth or apply a new texture.

4

Paint and clean

Primer and two coats of flat ceiling paint, then a full cleanup, so the room is ready to use again when we hand it back.

FAQ

Quick answers.

How much does popcorn ceiling removal cost in Charlotte?+

It depends on the size of the room, whether the texture has been painted, the ceiling height and the finish you want. Our guide to removing popcorn ceiling lists typical per square foot ranges for removal, skim coating and paint. We give a fixed written quote after seeing the ceiling, so you know the full cost up front.

Do you test for asbestos before removing popcorn ceiling?+

We recommend a lab test for any popcorn ceiling in a home built before the mid-1980s, and we will tell you plainly if yours needs one. North Carolina's Health Hazards Control Unit recommends having suspect materials, including textured ceilings, sampled by an NC-accredited asbestos inspector and analyzed by an accredited lab. If the result is positive, we will not scrape it. Your options are to leave it undisturbed, have an NC-accredited asbestos professional remove it, or talk through covering it.

Can you remove popcorn ceiling that has been painted?+

Yes, but it takes longer, because paint seals the texture and stops water from softening it. In some rooms a skim coat over the existing texture is faster and gives a better result, and we will explain the choice before we quote.

How long does popcorn ceiling removal take?+

Most single rooms take two to three days, because each coat of joint compound has to dry before the next and before paint. A whole house is scheduled room by room, so you can keep living in the home while the work moves through it.

Will popcorn ceiling removal be messy?+

Removal is messy, which is why we cover floors and walls in plastic, close off vents and remove or protect light fixtures before starting. Debris is bagged as we go, and the room is cleaned fully before we hand it back. Most homeowners are surprised how clean the room is at the end.

Should I get a smooth ceiling or a new texture?+

Smooth ceilings look the most modern but show flaws under strong light. Knockdown and orange peel hide small imperfections and cost a little less to finish. We can show you samples and recommend the best fit for the room and your lighting.

What is the difference between popcorn, knockdown and orange peel texture?+

Popcorn is a bumpy, sprayed-on texture with a cottage-cheese look. Knockdown is sprayed compound that is flattened with a trowel, leaving a softer, mottled surface. Orange peel is a fine, dimpled pattern like the skin of an orange. Both knockdown and orange peel are flatter than popcorn and are common choices for re-texturing.

Can I paint over a popcorn ceiling instead of removing it?+

Sometimes. If the texture is stable and not flaking or shedding, it can be painted to freshen the look. The trade-off is that paint seals the texture, which makes later removal slower. If the texture is older, have it tested before any sanding or heavy prep.
